Many components of your HVAC system can be difficult to maintain, and for many tasks you need to bring in a professional. Luckily, in the case of your tank water heater, you can perform some simple and quick water heater maintenance that will keep your water heater running smoothly year after year.

Turn Down the Heater Temperature

Most homeowners have their water heater temperature set too high. Turn it down to between 115 and 120 degrees. By doing this, you’ll save energy by not heating the water as much. Do a quick check-up on this every year as part of your water heater maintenance.

Test the Heater’s Temperature and Pressure (T&P) Relief Valve

In order for your water heater to work effectively and safely, your T&P relief valve must work. Test it yearly by lifting the lever part of the way up, and then letting go all at once so that it snaps back into place. The valve should release some water into the drain tube, which will make a sort of gurgling noise. If it doesn’t do anything, it should be replaced.

Perform a Mini Flush

Sediment can build up over time at the bottom of your water tank, causing corrosion and reducing the heater’s efficiency. A mini flush can easily remove the sediment, and here’s how:

While the heater is running, perform the following steps:

  • Put a bucket under the drain valve.
  • Loosen the drain valve slowly until a few gallons have drained into the bucket.
  • Tighten the valve.

The water that drained out should be from the bottom of your heater where the sediment buildup is.
